Just for interest, I have a plot of land for Auction at the top of Millbay, just alongside the National Trust parking under the trees. Suits 4 to 5 cars, and is covenanted as private car parking only. Auction 16th July 2008, Guide £25000.

I make the income of 5 cars at £4 a day assuming a max occupancy on (summer hols + 10 other weekends) 62 days = £1240, at an income potential of 5% that gives me a valuation of £24,800.
If I lived on Millbay, and had spare cash I think I would be bidding near the guide price.

You'll need planning for the caravan and regular rather than casual helicoptering neither of which are you likely to get.
